The new facilities will address a shortage of purpose-built lab space in the Cambridge area.
Construction has started on a 139,000 sq ft development at Merlin Place, North Cambridge.
The investment is being made by Kadans Science Partner, which specialises in real estate with as focus on knowledge-intensive sectors.
The project is expected to complete in 2026 and will feature six storeys of state-of-the-art lab and office space, allowing for flexible single- or multi-tenant split.
It is designed to become the ‘Gateway Building for the Cambridge North Cluster’, and a specialist hub for health, life science and technology companies of different sizes.
A public café and communal social spaces have been incorporated into the site design, with an emphasis on sustainability.
There is a dedicated internal cycle storage and cycle maintenance area, and showers and changing rooms to encourage cycling and walking to work.
Merlin Place is close to the Cambridge Science Park and transport links, including Cambridge North Station, guided busway, and expanding cycle routes.
It is the latest addition to Kadans’ Cambridge portfolio, which also includes a site at the Babraham Research Campus.
